Dear Perry,
I hope this email finds you well.
I’m back in Los Angeles after an 18-month sabbatical with my family in Peru, and I’m looking for the next challenge and adventure.
As you know my career has been in parking/mobility/transportation and I’m considering the UC system career opportunities to see if there is a need for someone with my experience and knowledge.
The core of my experience has been managing programs and projects in local government, higher education, and in private parking facilities, always striving to exceed the stakeholders’ expectations.  Recently, I worked for the City of Inglewood in the Parking and Enterprise Services Department where I managed several projects including the development and implementation of the City’s Parking Strategic Plan for the SoFi stadium. Previously, I worked for the City of Beverly Hills as the Parking Services Manager where I oversaw the operation of the City’s 19 parking facilities with 6,300 parking spaces plus 2,700 on-street parking meters, and I managed 130 City and contracted employees. I was responsible for preparing and managing the budget for the on-street and the off-street Parking Divisions with annual gross revenues of 20 million dollars. I worked closely with other City Departments such as the City Manager’s Office, Police, Public Works, Community Development, IT, and Fire Department, to coordinate efforts and City’s events.  I loved being part of a leadership team working to innovate, implement, and improve parking and transportation programs.
Prior to the City of Beverly Hills, I was hired by Loyola Marymount University (LMU) as the Director of Parking and Transportation with the charge to create and implement a new parking program. In my role at LMU I conducted transportation demand analyses and projections to support campus planning initiatives, and identified and recommended parking technologies to create efficiencies in their parking and transportation management and operations. I was responsible for administering and directing university-wide commuter, parking, traffic and transportation functions, managing the day-to-day operations of the parking department, implementing a vanpool, carpool, and a shuttle program, administering the university's Parking Citation Program and collaborating with the LMU Controller's Office for the collection of parking fines. I made recommendations to senior leadership regarding proposed fee structure, technology, staffing, ride-share programs and enforcement which were then implemented under my direction.
Before LMU, I worked for over eight years at SP Plus as a Senior Manager for high profile facilities. I operated and managed a portfolio of twenty commercial parking facilities, mainly office buildings and shopping centers, with $15 million in gross revenue and $6 million in annual expenses. My responsibilities included preparing annual budgets for each property, revising all monthly financial statements, approving invoices for each property, preparing the monthly billing, and client relations among other duties.  Prior to SP, I worked as Facility Manager for Parking Concepts, Inc. for 5 years and before for ABM Parking Services for Parking Manager for 7 years.
I hold a Master’s degree in Business Administration (MBA) with a concentration in Finance from Pepperdine University and a Bachelor’s degree in Business Administration from the University of Lima, Peru.
I’m a member of the California Public Parking Association (CPPA) and from 2013 to 2020 I was on the Board of Directors as President, Vice President, Treasurer, and Secretary.
I bring strengths in strategic and financial planning, organization, operations, and administration with expertise in parking garage management, parking enforcement, residential parking programs, and parking and mobility technology trends. My management and leadership experience, and my understanding of the high expectations from different stakeholders will make me a valuable asset for any team.
