      The Changing American Dream?
      Changing demographics and consumer demand, a struggling economy and the possible restructuring of land use policies could significantly alter the traditional American Dream of single-family home ownership in the suburbs.

      A younger, less affluent population more interested in living close to mass transit and near work, shopping and other amenities could significantly alter future housing demand and home ownership. That could require changes in zoning and a greater emphasis on mixed use development in core Inland areas, says Steve Johnson, Director of the Southern California Region for Metrostudy, a leading provider of primary and secondary market information to the housing, retail and related industries nationwide.

      Mr. Johnson will kick off the 2012 Randall Lewis Seminar Series with a presentation on “The Changing American Dream” at 5:30 p.m. Thursday, Jan. 26, Conference Room B, UCR Extension Building, 1200 University Ave., Riverside.The seminar is free, but registration is required (See below). 

      Mr. Johnson will examine the current housing market in Southern California and the Inland region, and discuss some of the complex forces that are expected to shape the housing industry in future years, including housing features and pricing strategies; environmental and infrastructure constraints; changes in zoning and development fees and availability of construction financing and mortgage funds. 

      About the Speaker 

      Steve Johnson is Director of Metrostudy's Southern California Region, where he is responsible for all operations including surveying, consulting and managing local client relationships in Los Angeles, Orange, Ventura, San Diego, Riverside and San Bernardino counties. 

      For over 25 years, Mr. Johnson has functioned as an advisor to homebuilders, developers, financial institutions, public agencies and private investors throughout the western United States. Widely recognized for his creative contributions to many successful projects, his expertise includes development strategies for unimproved land, multi-family, adult communities, and commercial properties. 

      Mr. Johnson is regarded as an expert on the rapid urbanization of Southern California, and is recognized by his peers for his understanding of today's changing demographics as they relate to the future housing needs of the region. He is a frequent speaker at numerous economic councils and seminars throughout Southern California, and is frequently quoted in many industry periodicals, including the Wall Street Journal, Los Angeles Times, and Riverside Press Enterprise. 

      Before joining Metrostudy, Mr. Johnson was instrumental in the founding of The Meyers Group, where he played a key role in the management of day-to-day operations. 

      He earned a Bachelor’s degree in English and Business from California State University, Fullerton; and is a member of the Building Industry Association of Riverside County, Sales and Marketing Council, National Association of Home Builders, HomeAid America, Urban Land Institute, and International Council of Shopping Centers.

      About Randall Lewis 
       

      Randall Lewis is well known for his innovative approaches to planning, designing, and marketing residential communities as Executive Vice President of the Upland-based Lewis Group of Companies. 

      He is regarded as an industry leader in promoting the arts, education, healthy living and sustainable development initiatives. He has been President of the Inland Empire Arts Foundation, Secretary of the Los Angeles County Citizens Planning Council, director of the HomeBuilder's Council, and national director of the National Association of HomeBuilders. 

      Mr. Lewis was named in the Los Angeles Times 2006 “West 100” list as one of the top 100 influential people in southern California. He has also received the California Business Properties Association Champion of the Industry Award and has been inducted into the California Building Industry Association Hall of Fame. 

      Mr. Lewis is a long time ULI member as well as a Governor of the ULI Foundation. He serves on several executive boards, including the USC School of Policy, Planning and Development, the UCLA School of Public Policy, Loma Linda University Medical Center’s Orthopedic and Rehabilitation Institute Advisory Council, Cal Poly Pomona’s National Development Council, and co-chairs the San Bernardino County Alliance for Education. 

      He is recognized as an expert in the real estate industry and is frequently quoted in various newspapers, magazines and trade journals. Randall has over 30 years of experience in the real estate industry. 

      He received his B.A. from Claremont McKenna College.
