<P class=style9 align=left><FONT size=2>The recession, changing
demographics, consumer preferences and a host of other factors are
expected to change housing demand and future growth. Among them: a desire
for increased urbanization in or near mass transit, with an emphasis on

<P class=style9 align=left><FONT size=2>But are our cities and counties
ready for growth? </FONT>
<P class=style9 align=left><FONT size=2><STRONG>Gregory C.
Devereaux</STRONG>, Chief Executive Officer for the County of San

perspective at the June 6, 2012 Randall Lewis Seminar Series. The seminar

1200 University Ave., Riverside. </FONT>
<P class=style9 align=left><FONT size=2>Mr. Devereaux will discuss the
distinct legal and organizational differences between cities and counties,

<P class=style9 align=left><FONT size=2>His presentation will primarily
focus on fiscal and planning issues, and will pose the question of whether
action by local government can affect the demographics of growth. </FONT>
