Housing<BR></SPAN></H2><IMG hspace=5 alt="Steve Johnson" vspace=1

<P class=style9>What is the long-term outlook for Southern California's
housing markets? Will lingering foreclosures affect the housing industry's
recovery? How might changes in the region's demographics and other factors
affect the types of housing built, and where?</P>
<P class=style9>Steve Johnson, Director of the Southern California Region
for real estate information company <A
href="http://www.metrostudy.com/CorpWebsite/index.aspx">Metrostudy</A>
will discuss some of the many factors affecting today's housing industry
and what lies ahead at the May 21 Randall Lewis Seminar. The seminar will
be held at 5:30 p.m. in Conference Room E, UCR Extension building, 1200
University Ave. in Riverside. (See<A href="Images/Room E Map.pdf">
MAP</A>)</P>
<P class=style9>The seminar is open to the public and is free, but
registration (see below) is required.</P>
<P class=style9>Johnson will discuss many of the complex issues affecting
housing, and some of the trends expected to shape the industry's future,
including the effects of the "green" movement on design, materials,
features and pricing strategies; environmental and infrastructure
constraints; changes in zoning and development fees and availability of
construction financing and mortgage funds. </P>
<P class=style9>For more than 30 years, Mr. Johnson has been an advisor to
home builders, developers, financial institutions, public agencies and
private investors throughout the western U.S. He is widely recognized for
his creative contributions to many successful projects, with expertise in
development strategies for unimproved land, multifamily, adult communities
and commercial properties.</P>
<P class=style9>In his role at Metrostudy, Mr. Johnson is responsible for
both the strategic Real Estate Information Systems and the Real Estate
Consulting Practice, which are highly recognized for assisting a wide
array of clients with strategic thinking for real estate.</P></DIV></TD>

<P class=style8 align=left><IMG hspace=3 alt="Randall Lewis" vspace=2

Lewis is well known for his innovative approaches to planning, designing,
and marketing residential communities as Executive Vice President of the
Upland-based Lewis Group of Companies. </P>
<P class=style8 align=left>He has been Secretary of the Los Angeles County
Citizens Planning Council, Director of the Home Builder's Council,
National Director of the National Association of Home Builders, and
President of the Inland Empire Arts Foundation.</P>
<P class=style8 align=left>He was inducted into the California Building
Industry Association Hall of Fame and was the recipient of the Sales and
Marketing Council's MAME Awards Marketing Person of the Year. He is a long
time ULI member as well as a Governor of the ULI Foundation.</P>
<P class=style8 align=left>He serves on several executive boards,
including the USC School of Policy, Planning and Development and the UCLA
School of Public Policy and Social Research.He received his B.A. from
Claremont McKenna College. </P>

business and professional groups and is regularly quoted in national and
regional media and business and professional periodicals as a recognized
expert in understanding and interpreting today's complex changing
demographics and the effects on future housing needs.</P>
<P class=style9 align=left>Before joining Metrostudy, Mr. Johnson was a
co-founder and Chief Operating Officer of Meyers Research Group. He
managed the company's day-to-day operations and the merger of regional
acquired companies into a national research company with more than 300
employees in 25 states. </P>
